Pressure Washing in Rogers, AR

Rogers is one of our busiest service areas, and it's easy to see why. The city covers a lot of ground: 90s-era subdivisions with two decades of buildup on the concrete, brand-new builds near Pinnacle Hills, and lake properties out toward Beaver Lake on the east side.

Each of those needs a different touch. An older driveway with years of oxidation and clay staining takes hot water and a surface cleaner. A new home near the Promenade mostly needs its shaded siding treated before the green film takes hold. Lake houses collect pollen, spider webs, and mildew faster than anything in town.

Southern Exterior is a locally owned, fully insured company out of Cave Springs, just down the road, with a 5.0 rating on Google. We clean it all, and we clean it the correct way for each surface.

Concrete, siding, and everything in between

Driveways and sidewalks get our surface cleaner with hot water, which strips grime evenly instead of leaving wand stripes. Every Rogers driveway gets a free flat quote based on its size and condition. Patios, pool decks, and curbs can be added while we're set up.

For siding we soft wash: low pressure, professional detergents, and a thorough rinse. It kills algae instead of smearing it, and it's safe on vinyl, painted brick, stucco, and soffits alike.

Fences, decks, retaining walls, and mailbox posts round out the list. The cedar privacy fences common in Rogers' 90s subdivisions have had two decades to gray and grow lichen, and a proper wash is the required first step before any re-stain. We'll also hit the curb and street gutter in front of your house if you ask; it's a small touch that makes the whole frontage read clean.

Careful work on historic downtown brick

The brick district in historic downtown Rogers deserves respect. Old masonry and mortar joints can be permanently scarred by high pressure, so on older brick we use low-pressure detergent washing that lifts the grime without eroding the joints.

If you own an older home or storefront anywhere near downtown, ask us about it during the quote. We'll test a small area first and show you the result before committing to the whole face of the building.

The same caution applies to older painted wood trim, original windows, and limestone accents on pre-war structures. High pressure forces water into places a hundred-year-old building was never designed to shed it from, so patience and chemistry do the work instead. It takes a little longer and it's worth every minute.

From Pinnacle Hills to the lake

We regularly work the neighborhoods around Pinnacle Hills and the Walmart AMP, where HOA letters about dirty driveways and green siding are common motivators. A half-day visit usually gets the whole exterior back to standard.

East of town near Lake Atalanta and Beaver Lake, the tree cover keeps surfaces damp and shaded, which is exactly what algae wants. Those homes benefit from a wash on a regular cycle, and we'll remind you when you're due rather than making you chase us.

Concert nights at the Walmart AMP also mean plenty of Rogers homeowners host guests through the summer. If you've got people coming over and the patio's looking rough, call early in the week and we can usually have it clean before the weekend.

Frequently Asked Questions

Do you clean older brick homes in downtown Rogers?

Yes, and we treat them differently. Historic brick gets low-pressure detergent cleaning so the mortar and the brick face stay intact. We never blast old masonry with high pressure.

How often should a Rogers home be pressure washed?

Once a year works for most homes. Shaded or lakeside properties may need siding treated every 12 to 18 months because algae returns faster where surfaces stay damp.

Do you serve homes out by Beaver Lake?

We do. The east side of Rogers toward Beaver Lake is well within our service area, and lake homes are some of our most frequent repeat customers.

What does a full exterior wash cost?

Every job is custom-quoted free — the price depends on the size of the home and how much buildup we're dealing with. We price the whole scope up front, in writing, before we unload a single hose.
