Driveway & Concrete Cleaning in Northwest Arkansas

Concrete is one place where real pressure is the right answer — if it's applied correctly. Southern Exterior cleans driveways, sidewalks, patios, and porches across Northwest Arkansas using commercial surface cleaners and hot water, which lift years of gray grime, red clay staining, tire marks, and mildew evenly, without the zebra stripes a handheld wand leaves behind.

Most NWA driveways haven't been white since the year they were poured. Between our red clay soil, humid-summer mildew, winter ice-melt residue, and everyday oil drips, concrete darkens so gradually that homeowners forget what it's supposed to look like. The before-and-after on a driveway cleaning is usually the most dramatic of any service we offer.

Every driveway is quoted flat and free up front — the price depends on the size of the slab and how much buildup we're dealing with. We serve Bentonville, Rogers, Bella Vista, Fayetteville, Springdale, Centerton, Cave Springs, and the rest of Northwest Arkansas, and we're happy to quote sidewalks and patios in the same visit.

Our Concrete Cleaning Process

We start by clearing debris and pre-treating problem areas — oil spots, rust, heavy mildew — with the appropriate detergent so the deep stains start breaking down before the machine touches them.

Then we run a commercial surface cleaner over the whole slab. A surface cleaner is a spinning bar with jets inside a hooded deck, and it's the difference between professional and amateur concrete work: it applies consistent pressure at a consistent height across the entire surface, so you get uniform results instead of overlapping wand stripes. We pair it with hot water, which cuts through oils and organic grime far faster than cold.

We finish with edge work along borders and expansion joints, a post-treatment on any stubborn spots, and a full rinse that pushes the dirty water off the slab rather than letting it dry back on. Deep-set rust or oil stains get flagged for our specialty stain removal if they need more than a standard cleaning.

What NWA Weather Does to Concrete

Northwest Arkansas red clay is relentless. It splashes onto driveway edges with every rain and works into the concrete's pores, leaving orange staining that a garden hose won't touch. Add humid summers and shaded slabs grow the same mildew and algae your siding does — that's the greenish-black film that makes concrete slick when wet.

Winter brings its own layer: ice-melt products leave a white, chalky residue that dulls concrete and, in heavy repeated use, can contribute to surface scaling. Spring covers everything in pollen. Year over year, the slab shifts from white to gray to nearly black. An annual cleaning stops the accumulation before it becomes permanent staining.

Cleaner Concrete Is Safer Concrete

The mildew film on a shaded driveway or sidewalk is genuinely slippery when wet — it's a common cause of slips on residential walkways, and it's worse on any slab that gets morning shade. Removing it isn't just cosmetic; it's the same reason commercial properties keep their walkways cleaned.

Clean concrete also protects your investment in the property. Driveways are one of the largest visible surfaces on a lot, and a bright slab makes the whole frontage look maintained. If you're listing a home in NWA's market, a driveway cleaning is one of the cheapest curb-appeal wins available.

Surfaces We Clean

Driveways, sidewalks, front porches, patios, garage floors, pool surrounds, and curbing. Standard broom-finished concrete, exposed aggregate, stamped and stained concrete, and pavers each get an adjusted approach — stamped and sealed surfaces take lower pressure to protect the finish, and pavers get care around the joint sand.

If you have multiple flatwork areas, have us quote them together. The equipment is already on site, so adding a sidewalk or patio to a driveway job costs less than scheduling it separately.

Frequently Asked Questions

How much does driveway cleaning cost?

It depends on the size and condition of the concrete — a standard two-car driveway is a quicker job than a long or extra-wide slab with years of buildup. Every driveway gets a free flat-rate quote up front, and sidewalks and patios can be added at a discount since we're already set up on site.

Will pressure washing damage my concrete?

Not when it's done with the right equipment. Surface cleaners distribute pressure evenly at a controlled height, which cleans without etching. Damage happens when someone holds a narrow wand tip too close to the slab — that's what causes those permanent wand lines you see on DIY jobs.

Can you get oil stains out?

Fresh and moderate oil staining usually comes out with our hot water and degreaser pre-treatment. Old, deep-set oil that has soaked into the pores may lighten dramatically but not vanish entirely — for those we offer dedicated oil stain removal treatments. We'll tell you honestly what to expect when we see the stain.

How long does it take, and when can I park on it?

Most driveways take one to two hours. You can walk on it immediately and park on it as soon as it's dry, typically within a few hours on a warm day.

How often should concrete be cleaned?

Once a year keeps most NWA driveways in good shape. Heavily shaded slabs that grow mildew may want attention slightly more often, and cleaning before the growth gets established is always cheaper than removing years of buildup.
