House Washing in Northwest Arkansas

If the north side of your house has green streaks, you're not alone — nearly every home in Northwest Arkansas grows algae and mildew on shaded siding. Southern Exterior removes it safely with soft washing: low pressure and professional detergents that kill the growth at the root instead of just rinsing off the surface layer.

We wash vinyl, brick, stucco, Hardie board, and painted siding across Bentonville, Rogers, Bella Vista, Fayetteville, Springdale, and the rest of NWA. Every house wash is quoted flat and free based on the size of the home — so pricing a typical home takes about thirty seconds once we know the square footage.

We're locally owned out of Cave Springs, fully insured, and rated 5.0 stars on Google. Most house washes are done in two to four hours, and your siding will stay clean far longer than it would after a high-pressure rinse.

Our House Washing Process

First, we walk the property. We note the siding material, any loose trim or damaged spots, where your plants and outdoor furniture sit, and anything that needs covering or moving. Then we wet down landscaping around the house — pre-soaking plants protects them from the cleaning solution.

Next comes the soft wash itself. We apply a detergent mix through low-pressure equipment, working from the bottom of each wall up to avoid streaking. The solution sits for several minutes while it breaks down algae, mildew, dirt, and pollen. Then we rinse everything from the top down with clean water at pressure comparable to a strong garden hose.

Finally, we rinse your landscaping again, do a full walkaround, and hit any spots that need a second pass. You get a clean house with zero damage to siding, seals, screens, or plants.

Why Soft Washing Beats High Pressure on Siding

Vinyl siding is designed to shed rain falling downward — not water blasted upward at 3,000 PSI. High pressure forces water behind panels where it can sit against sheathing and grow mold inside your walls. It also strips paint, gouges wood trim, and can crack older vinyl outright.

Soft washing avoids all of that. The detergents do the cleaning, and because they actually kill the organic growth rather than shearing it off, the results last. A high-pressure rinse leaves algae roots behind, and the green usually comes back within months. A proper soft wash typically keeps siding clean for a year or more.

Why NWA Homes Grow Algae and Mildew

Blame the humidity. Northwest Arkansas summers keep siding damp, and algae and mildew thrive on damp surfaces that don't get direct sun — which is why the north face of your house always goes green first. Homes backing up to tree lines in Bella Vista or shaded lots in older Fayetteville neighborhoods see it worst.

Spring adds its own mess: oak and maple pollen coats siding in a yellow-green film that feeds the growth. And every hard rain splashes red clay onto brick and skirting. None of it comes off with a garden hose, and all of it holds moisture against your home. An annual wash resets the clock.

Siding Materials We Clean

Vinyl is the most common siding in NWA and responds beautifully to soft washing. Brick and mortar clean up well too, though we adjust our mix for masonry and take care around older, softer mortar joints. Painted wood and Hardie board fiber cement get a gentler approach to protect the finish. Stucco and dryvit require the lightest touch of all, and we treat them accordingly.

During the walkaround we'll flag anything that concerns us — chalking paint, failing caulk, loose panels — before we start. We'd rather point out a problem than cause one.

Frequently Asked Questions

How much does house washing cost?

It depends on the size of the home and how much buildup we're removing — a compact ranch and a big two-story with heavy algae are different jobs. Tell us your square footage and we'll give you an exact flat number, free, usually the same day.

Will the detergents hurt my plants or pets?

We pre-soak and post-rinse all landscaping around the house, which dilutes the solution to harmless levels. Keep pets inside while we work and everything is fine once we've rinsed. We've washed hundreds of homes without losing a shrub.

How long does a house wash take?

Most homes take two to four hours depending on size and how much growth we're removing. Larger two-story homes or heavily shaded houses can run a bit longer. We'll give you a window with your quote.

How often should I have my house washed?

Once a year for most NWA homes. If your house sits in heavy shade or backs up to woods, the north side may start greening up in 10–12 months. Waiting longer just means the growth digs in deeper.

Do I need to close my windows?

Yes — please close and latch all windows before we arrive. It's also helpful to shut off exterior outlets if you can, move vehicles away from the house, and bring in anything delicate from porches. We'll handle the rest.
