The Best Time of Year to Pressure Wash Your House in NWA
One of the most common questions we get is when to schedule a house wash. The honest answer: almost any frost-free day works fine. Detergents and rinse water do not care what month it is, only that temperatures stay comfortably above freezing while the crew works and the surfaces dry.
That said, some timing genuinely is smarter than others in Northwest Arkansas, mostly because of pollen, leaves, and how our humid climate grows algae. Here is how we would think about it if it were our house.
Spring: Wash After the Pollen, Not Before
Spring is our busiest season for a reason, but timing within spring matters. NWA's oaks and maples dump a heavy load of yellow-green pollen through April and into May. Wash in early April and your freshly cleaned siding wears a pollen coat within a week.
Wait until the pollen season winds down and you get a bonus most people do not know about: algae treatments last longer when applied after pollen season, because there is less organic material landing on the surface to feed new growth. Late spring is the sweet spot, clean house, and the clean holds.
Summer: The Underrated Window
Summer gets overlooked, and it should not be. Days are long, surfaces dry fast, and scheduling is usually easier than in the spring rush. The humidity that makes Arkansas summers sticky is also what feeds algae and mildew on shaded siding, so a mid-summer wash knocks growth back right when it is growing fastest.
If your home sits on a shaded or wooded lot where green film shows up by July, do not wait for fall. The longer living growth sits on siding, the deeper it establishes, and a light summer wash is easier and cheaper than scrubbing off two years of buildup later.
Fall: Clean Before the Holidays
Fall is our second peak, driven largely by one thing: company is coming. A wash in October or early November means the house looks its best for Thanksgiving photos and Christmas lights, and the lights themselves go up on clean gutters and fascia instead of grimy ones.
One caveat: if you are also having gutters cleaned, remember that leaf drop runs late here. Washing the house in October and cleaning gutters after the trees finish in late November is a perfectly good split.
Winter: More Possible Than You Think
Northwest Arkansas winters are mild more days than not. Outside of the occasional ice event, we get plenty of 45- and 50-degree days in December through February, and every one of them is a fine washing day. The only true blockers are freezing temperatures, which turn rinse water into a hazard on walkways, and frozen surfaces.
Winter is also the easiest time to get on the schedule, so if you missed fall, there is no need to stare at a dirty house until April. Listing a home for sale in January or February is a classic case where waiting for spring costs real money in curb appeal.
So When Should You Book?
If you want the single best value, aim for late spring after pollen season, when a wash plus algae treatment lasts the longest. If you are cleaning up for the holidays, book fall early because those slots go fast. And if the house just looks dirty right now, in any frost-free month, now is the right time.
